  • Must be over the age of 18 (or from 16 with guarantor)
  • Pay a deposit that is typically equal to four weeks rent
  • Pay two weeks rent in advance
  • Pay an administration fee
  • Have no adverse credit or rent arrears
  • Supply photo and proof of address identification
  • Must have a gross annual income at least 2.5 times the rent before deductions (or have a guarantor)


  • Answer any questions you may have
  • Help you make an informed decision and settle on your requirements
  • Will provide you with the Governments ‘How To Rent’ guide and our ‘Fee’ information
  • Coordinate viewings of your share



  • Should ideally book at least 24 hours in advance of the day and time you would like to view
  • Can view anytime between 10.00 – 16.00 Monday to Saturday by appointment
  • Will receive confirmation of your viewing by email
  • Are welcome to bring friends and family with you to help and enjoy the process

  • Strive to accommodate your needs and provide flexibility wherever and whenever we can
  • Show and explain the features and facilities of the home and the service provided by us
  • Encourage you to take time to look around the home properly and get to know the area
  • Explain your rights and responsibilities as a house mate and those of us and the landlord
  • Will copy your identification and approve and certify it if you’re likely to make an offer

  • Read, complete and sign the documents using our online digital system*

  • Will email you with ‘Pre Contract Information’ and ‘Application Fee Mandate’ documents
  • Present your offer to the landlord for consideration
  • Contact you with preliminary feedback and work with both parties to reach an agreement subject to contract



  • Will receive an email from us with ‘Tenancy Application Form’ and ‘Specimen Tenancy Agreement’ documents
  • Should read these carefully and complete the Tenancy Application Form using our online digital system
  • Pay the ‘Administration Fee’ and where applicable the ‘Guarantor Fee’. Click here to find out how to pay


  • Process your application swiftly and contact your references to verify them
  • Present the completed application to the landlord for a formal decision subject to contract



  • Will normally hear from us within 48 hours with a decision from the landlord
  • Must pay the ‘Holding Deposit’, ‘Security Deposit’ and ‘Inventory Fee’ if your application is accepted


  • Will stop marketing the home and cease viewings once cleared funds have been received from you
  • Register your ‘Security Deposit’ with DPS



  • Will receive an email with ‘Tenancy Agreement’ and Standing Order Mandate’ documents
  • Should read these carefully, complete and sign them


  • Will coordinate a moving in day with you
  • Ensure the property and all facilities are ready for you

Move In


  • Will have a pre-arranged day and time to meet us at your new home


  • Will hand over the keys and show you around making sure you know where everything is and how it works
  • Go through and complete the ‘Inventory’ together either on move in day or within a few days after
  • Leave you to settle in but with the assurance we are an email or phone call away
  • Email you with all of the important and mandatory documents for safe keeping such as: Completed Tenancy Agreement, Completed Application Forms, Inventory, DPS Certificate, EPC, Gas Safe Certificate, Electrical Certificate and any other relevant documents
